Landlord Fees

Non-Managed / Let Only Agreement

Tenant Find Fee – 1 Full month’s rent – subject to £500.00 min fee (inclusive of VAT)

For this, we will advertise the property on our website, Rightmove, across our social media channels, provide all legal paperwork, conduct viewings, and fully reference the applicants, including mandatory ‘Right to Rent’ checks.

Additional Optional extras for let only (including VAT):

    • Gas cert (legal requirement) £85
    • EPC (Legal Requirement) £90
    • Full photo Inventory – Prices start from £75.00 (see below)
    • Full landlord protection insurance £250 annual charge
    • Check out report £95.00
    • Lease renewals £75.00

Fully Managed Agreement

Finding a tenant for your property – 50% +VAT of first month’s rent – with a £350 +VAT minimum fee

Management fee 10% + VAT of the monthly rent.

Additional fees for managed properties (including VAT):

    • Gas cert (legal requirement) £85
    • EPC (Legal Requirement) £90
    • Full landlord protection insurance from £20 per month
    • Lease renewals £75.00

A fully documented inventory covering all aspects of the property eg. Flooring, walls, all appliances (inside and out), light fittings, doors, and kitchen units.  All rooms will have photographic evidence taken as we recommend this to be done as part of the Deposit Return.

Energy Performance Certificate  – £90.00

A legal requirement, your property must be rated for energy efficiency prior to being offered For Let

Gas Safety Certificate – £85

This is a legal requirement on any property that has gas and this has to be done prior to any tenant moving in and passed across.

Tenant Fees

Changes to tenancy agreement (tenant’s choice) £50.00 inc vat per change.
Holding deposits are calculated as equivalent to 1 week’s rent.
The Security Deposit, which will be held with DPS is equivalent to 5 weeks’ rent.

The above fees are inclusive of VAT unless otherwise stated.
